There are many reasons why you should consider investing in Dehradun:

  1. If you want to buy land for a shop, Flat, or some small business, then Near Rajpur Road or ISBT would be the place you should go for. It is because of Crowd and the location. Near Rajpur Road, there are colleges in the distance, due to which the student crowd is never-ending, and you can start a small business like a restaurant or rent PG, etc. Near ISBT, there is a huge crowd due to the college and a public place for boarding to the different places, so you can have a small shop over there and easily break even your investment in a few years.
  2. If you want the land for building your dream home or any fancy farmhouse you have to think of, then places near Mussorie-Rajpur Road would be the right. It is because of the locality and premium image of that place. You will have access to the places a person needs daily, like a mall and good schools for children; it is near Mussoorie, Sahastradhara, and so many beautiful places. So before buying, sit and think wisely because the land is like gold nowadays 😛 Once you buy it, either its rate increases, or you regret it because of an unsatisfactory decision.

1. Delhi-Dehradun Expressway

The last 20 kilometers of the Delhi-Dehradun Expressway pass through the sustainable and environmental zone of Rajaji National Park. Once finished, the expressway will reduce the journey time from Dehradun to Delhi from 6 to 2.5 hours and from Delhi to Haridwar from 5 to 2 hours. Travel time is important these days, and only 2.5 hours to Dehradun will encourage more people to invest in vacation homes. Suppose you have a job or business in Delhi. In that case, you can easily travel to Dehradun to enjoy your cozy weekend with your family and friends in your vacation home while enjoying the beautiful scenery of the hills with the famous bun Tikki!

Friends, every person has different conclusions about every field. If you like a place, it is not necessary that others will also like it. Everyone’s choice is different, like your wife’s choice may not match with yours many times. Nevertheless, we are telling you some of the best locations to buy property in Dehradun with their pros and cons. Let me summarize some good areas.

1. Dalanwala

Pros

  • Old settled area

Cons

  • Very expensive
  • Roads are not wide
  • No parks
  • No greenery. The only greenery you will find is inside old houses

2. Sahashtradhara Road

Pros

  • Cheap, comparatively
  • Greenery and a good view of Mussoorie
  • Still underdeveloped

Cons

  • The entry from survey road is the worst road you could find anywhere, period
  • The colonies are being built rapidly, and flats are coming at breakneck speed. Near the IT park

3. Rajpur Road

Pros

  • The mall road of Dehradun
  • Good view of Mussoorie oriental
  • Greenery, at least in some upper stretches

Cons

  • Very expensive
  • Very crowded due to being mall road of Dehradun

4. Vasant Vihar

Pros

  • lots of green areas
  • Green lung area of FRI and IMA next door
  • Comparatively cheaper
  • Wide roads and houses close to one another create space.
  • Availability of parks

Cons

  • Only class 1 gazetted officers can buy in Vasant Vihar. But you could buy in the nearby indra nagar area.

As I’m a resident of Dehradun, I can give you the answer to this question correctly. If you are planning to buy a house in Dehradun, you should go to Sahastradhara Road, the area is quite amazing and is located in the main city. You’ll get all the facilities near you, and the most important thing is you’ll come a little closer to Mussoorie also 😅.

Secondly, you can also go for Rajpur Road if you have a nice budget. The property over there is quite expensive. Rajpur Road is a Porsh area. Mostly business-class people ( rich people ) live there.

Third and my favorite is Vasant Vihar. The area of Vasant Vihar is near the Indian military academy. The area is quiet Porsh, and the roads are also very good. I love walking over there.

So these are some of my suggestions, else there are many more places to buy a house in Dehradun. But these 3 are my favorite, and you’ll get all the facilities and the best schools and colleges.
